OVERVIEW-SCOTT VOLTZ, MAI, AI-GRS, MBA
Mr. Voltz has more than 40 years of experience as a Value Advisor, taking on the roles of appraiser, acquisition and disposition analyst, due diligence officer, and commercial loan broker.

The breadth and depth of his experience includes forming a hedge fund to invest in real estate related securities, being an adjunct college professor, the founding of an appraisal training company, Chief Appraiser for Gibraltar Savings and Loan (for the Resolution Trust Corporation), Special Advisor to Great Western Bank during bank examinations, and as a Visiting Fellow at the Hoag Center for Real Estate and Finance at Chapman University, in Orange County, California.

Mr. Voltz has served on the Appraisal Institute's Government Relations Committee, Ethics Committee, Admissions Committee, Experience Credits Committee, and is a participant on the Appraisal Institute's Standard Settings Committee for the General Review Specialist designation.



GEOGRAPHIC EXPERTISE
The first rule of real estate has always been and will always be "location, location, location". 

So does it make sense to hire a real estate appraiser that isn't an expert in the location you have a critical appraisal need?  

Many of the appraisers that sit opposite of me in the courtroom are from out of the area locations without geographic expertise.

Sure, it is one thing to be "geographically competent".   Most any experienced appraiser can be "geographically competent" in this information age.   We have been hired on all types of investment real estate and land from southern California to northern California, Montana, Hawaii, and Nevada as well as many other states and even in Canada. 

But do they have "geographic expertise"?   Mr. Voltz has been specializing in the Santa Clarita Valley, the Antelope Valley, and the greater Mojave Desert area since opening his practice in 1989.  In fact, the Voltz family first purchased desert land in the 1950's!  NO ONE has appraised more land and income properties in these areas that include Valencia, Castaic, Santa Clarita, Agua Dulce, Acton, Palmdale, Lancaster, California City. 

Other locations where we appraise and are licensed include Maui, Kauai, Oahu in Hawaii; Las Vegas, Reno, Carson City in Nevada; Big Sky, Bozeman, and Helena in Montana.

PROPERTY NICHES
While having valued just about every type of real estate, Mr. Voltz has recently specialized in the Appraisal Review of hotels and data centers, some of which have been in the TENS OF BILLIONS OF DOLLARS, find a $76 million error in one of data center appraisal recently.

In addition to the standard appraisal for collateral evaluation, we provide the following appraisal services:

EXPERT WITNESS & FORENSIC LITIGATION SERVICES
Mr. Voltz has been involved in a wide variety of litigated cases, including bankruptcy, divorce, eminent domain, construction defect, and attorney malpractice.

Whether the issue is an easement, a full property condemnation, or contract dispute, Mr. Voltz' 40+ years of experience is beneficial to his clients.   Confidentiality requirements prevent listing names of individuals,  however, some of the best known names in American business have hired Mr. Voltz to consult for their case.

ESTATE TAX APPRAISALS
A large percentage of Mr. Voltz' work over the past 35 years has been to support CPA's and Estate Tax attorneys in preparation of estate tax returns.  

Mr. Voltz has completed estate tax appraisals for several 100+ commercial real estate portfolios and most recently, a portfolio that included several public and private limited partnerships, fractional interests, and discounts for limited partnership interests.  Mr. Voltz' approach to fractional interest valuations has been praised by the IRS.    Several references are available upon request.

APPRAISAL REVIEWS
Mr. Voltz has earned the highly regarded AI-GRS designation from the Appraisal Institute.   

Expertise developed over more than 30 years in the investment real estate field has led to a successful review discipline with clients that have included the FDIC, the RTC (Resolution Trust Corporation), international banks, and Fortune 500 financial institutions.

Recent reviews have included MULTI-BILLION-dollar data centers across the United States, upscale hotel properties, and going-concern properties.  Appraisal reviews are completed for banks and for litigation support.

Mr. Voltz takes care to discern the difference between "trivial" mistakes and "material mistakes" in an appraisal report, and to keep in mind that the ultimate END-USER of the appraisal review are often Federal Bank examiners that are concerned about accuracy, support for the highest and best use, and reasonableness.    The review is ALWAYS about the report, and NEVER about the individual appraiser.
