COMMERCIAL REAL ESTATE LOAN ORIGINATION Would you rather......go to the first bank you see, or have an independent loan broker working for you, one that researches several lenders and provides you the best set of terms on your commercial loan, and who also is a 30-year experienced appraiser, and is partner in an investment company? Real investment experience matters when arranging loans for commercial properties.
Mr. Voltz started his career in 1983 by arranging commercial real estate bank loans for a real estate syndication firm. In the midst of 18%+ interest rates, Mr. Voltz was able to arrange financing for large apartment buildings throughout California. Today, record low interest rates makes debt a very smart part of the capitalization of investment real estate, however burdensome regulations on lenders make it more apparent than ever to have a finance expert in your corner.
Mr. Voltz has arranged loans for multi-tenant industrial buildings, self-storage facilities, apartment buildings, and fast food restaurants. Mr. Voltz is supervised under the brokerage license of Robert W. Mitelhaus (BRE 01387194)
EXPERT WITNESS & FORENSIC LITIGATION SERVICES Mr. Voltz has been involved in a wide variety of litigated cases, including bankruptcy, divorce, eminent domain, construction defect, and attorney malpractice. Whether the issue as an easement, a full property condemnation, or contract dispute, Mr. Voltz' 30+ years of experience is beneficial to his clients. Confidentiality requirements prevent listing names of individuals, however, some of the best known names in American business have hired Mr. Voltz to consult for their case.
Would you rather....... have your commercial property appraised by a "global appraisal firm" or by an appraiser that specializes in a particular locale AND who also has been arranging loans for 30 years AND whose a partner in an investment company? Real investment experience matters when appraising commercial properties.
APPRAISAL REVIEWS Mr. Voltz has earned the highly regarded AI-GRS designation from the Appraisal Institute. As of August 2014, no one in Nevada and only 4 California based MAI appraisers had earned this designation.
Expertise developed over more than 30 years in the investment real estate field has led to a successful review discipline with clients that have included the FDIC, international banks, and Fortune 500 financial institutions.
Mr. Voltz takes care to discern the difference between "trivial" mistakes and "material mistakes" in an appraisal report, and to keep in mind that users of the appraisal review are often Federal Bank examiners that are concerned about accuracy, support for the highest and best use, and reasonableness. The review is ALWAYS about the report, and NEVER about the individual appraiser.
EXIT PLANNING One of the most rewarding aspects of Mr. Voltz' practice is the development of Transition Plans for small businesses. Resulting from one lenders requirement for a Succession Plan for a 75 year old Navy Veteran's family aerospace business, Mr. Voltz has achieved the prestigious CEPA designation from the Exit Planning Institute. Mr. Voltz will shepherd owners through the process of planning the transition, working with the required professionals such as CPA's and Estate Attorneys, even business Psychologists if necessary, and will advise owners on enhancing the value of their business by finding ways to lower business risk, lower operating costs, and increasing revenues.
The process starts with a Readiness and Attractiveness Assessment of the business and a Value Assessment. Next, a consultation takes place with the owner to discuss steps to consider to enhance the value of the business and get it ready for the hand-off to the next owner. ESTATE TAX APPRAISALS Perhaps the greatest percentage of Mr. Voltz' work over the past 5 years has been to support CPA's and Estate Tax attorneys in preparation of estate tax returns. Mr. Voltz has completed estate tax appraisals for 100+ commercial real estate portfolios (twice) and most recently, a portfolio that included several public and private limited partnerships, fractional interests, and discounts for limited partnership interests. Mr. Voltz' approach to fractional interest valuations has been praised by the IRS. Several references are available upon request.
